General rental conditions
Acceptance of Conditions
The present general rental conditions establish the terms and conditions of furnished rentals that are applicable between the BMZ evoluçao rental company, operator of the casabeleza-cape-verde-location.com website, and the customer, who is the person who wishes to rent an apartment and who carries out the rental transaction for him or her and the number of people authorized in each apartment.
These general rental conditions must be examined by the customer before making a reservation. The customer acknowledges having read these General Rental Conditions (GTC) at the time of signing the contract and expressly accepts them without reservation. The rental conditions are subject to change at any time. The conditions applicable are those in force on the site on the date the reservation is made.
Commitments and obligations of the customer:
The customer and the occupants of the rented accommodation undertake to :
- occupy the rented premises personally and use them peacefully.
- to respect the number of persons agreed in the contract and not to exceed it.
- be aware of the ban on pets in the building, and agree to abide by this rule.
- respect the co-ownership rules and the rules of good neighborliness.
- not to organize parties in the apartment. Gatherings and events are forbidden on the property.
- inform the owner immediately of any damage or malfunction.
- allow access to the landlord or his representatives for visits and work.
- return the rented property in its original condition.
Booking the rental :
The customer checks with the rental company that the property to be rented is available. If they receive a positive response for a pre-determined period, they can reserve the property by signing a rental contract and paying the total amount indicated on the contract. Receipt of the total amount by the rental company within 72 hours of signing the rental contract confirms the reservation of the property on the dates agreed with the customer.
If payment is not received within 72 hours, the property will be re-rented on our various platforms and will once again be available for rental.
Length of stay:
The duration of the rental is specified in the signed contract. The customer undertakes not to stay on the premises beyond the date and time specified in the contract unless agreed by the owner, subject to an additional charge corresponding to the number of extra days.
The customer agrees to enter the rented property on the dates and at the times specified in the rental contract.
The customer acknowledges that the rental period begins on the start date agreed between the customer and the rental company, which is stated on the rental contract. The lessor is authorized to enter the rented accommodation from 3 p.m. onwards.
On the last day of rental, the customer is informed to leave the premises at 10am.
Rental price :
The rental price is specified in the rental contract in euros, all taxes included. It includes all current charges: electricity, water, heating, cleaning, linen etc…
The accepted method of payment is bank transfer via Paypal.
Security deposit:
A delay of more than 7 days may be necessary if major damage is noted, to allow time to contact professionals and assess the amount of damage. Repair costs, if any, will be deducted automatically from the security deposit.
The security deposit, often referred to simply as a “deposit”, is a sum of money paid by the tenant (customer) to the owner (lessor) when the rental contract is signed. This amount is determined according to the number of days rented. It will be indicated to the customer on the booking confirmation.
This sum serves as a guarantee for the owner in the event of damage not related to normal wear and tear. The owner may use the security deposit to finance repairs.
The security deposit is cashed at the same time as payment for the rental property, and is returned within 7 days following the inventory of fixtures after the customer’s departure. The 7-day period applies if no damage has been noted and the tenant has returned the keys.
Entry and exit inventories:
An inventory of fixtures is drawn up unilaterally by us before you take possession of the premises. This document will be given to you on your arrival. You have three days in which to express any reservations. Failing your intervention within this period, the inventory of fixtures will be deemed accepted in its entirety.
Right of withdrawal :
In the event of non-performance by either party, the contract may be terminated by the creditor of the non-performed obligation, without prejudice to any damages that may be claimed by the defaulting party.
Customers wishing to cancel the rental contract before the rental period has begun must pay 50% of the total rental amount if their request is made 30 days before the scheduled rental period begins. If the request is made after this 30-day period, the full rental amount is due.
Customers wishing to withdraw from a rental that has begun after the quotation has been signed will be required to pay the full amount of the rental.
Dispute resolution :
In the event of a dispute, the customer undertakes to contact customer service at contact@cazabeleza-cape-verde-location.com in the first instance.
If no solution is found, the dispute should be referred to the competent court in the place of residence of the service provider.
